RE: SERVICE DELIVERY DURING COVID-19 LOCKDOWN 5th November - 2nd December 2020


Further to the Government announcement of a second lockdown due to COVID-19 the estate office will be closing to residents from 5th November until 2nd December 2020 in order to ensure that we maintain the required social distancing and to protect both our residents and staff from infection.


In these circumstances, we will continue to provide a repair service.  Please do not ask that we attend to carry out repairs if you are unwell. Please remember that it is your responsibility to let the office and contractor know if you are unwell due to this virus.


The Waltham Estate staff will be working remotely to continue business as usual.  You should call the office on 0207 926 90 83 or email us on if you have a problem.


If you require day or annual parking permits please call the office and we will advise you.


In this difficult time for some elderly residents, we are asking you to volunteer to assist your elderly neighbours when and where possible.


The Lambeth Out of Hours emergency repairs service is available from 5pm to 8am and can be contacted on 020 7926 6666.

Advice on fire safety

We would like to thank you again for your patience and understanding during these difficult times.


Our priority remains the welfare of older and more vulnerable people and that we do all we can to keep residents safe.


However, we are still here and you can contact us in the usual way if you need to.


In the interests of protecting people’s safety, with some warmer weather on the way and more people staying inside in their homes, we wanted to remind you of some key fire safety advice.


In particular, we would ask all residents please not to have any barbeques on balconies, not to start any bonfires and not to smoke in communal areas.


Please also:


·       keep exit routes clear of obstruction

·       do not let unauthorised people into any blocks

·       make sure you are aware of escape routes from the building.


There are lots of useful tips available on how to protect your home on the London Fire Brigade website.

Waltham Estate Residents' Management Organisation (WERMO) is responsible for the housing management functions of 237 tenanted and leasehold properties. The services provided are governed by a management agreement between WERMO and Lambeth Council.


WERMO was established in April 2003 and is accountable to a group of elected board members, residents who live on the estate, who decide on how best to manage the services.


WERMO aims to provide residents with a comprehensive, high quality local landlord service that ensures value for money and equality of opportunity. WERMO seeks to make sure their residents live in a warm, dry and well maintained property and that they are able to do so peacefully.


Waltham Estate Resident Management Organisation (WERMO) Continuation Ballot results are in November 2017 and an overwhelming 84% voted yes.


Become a shareholder in your estate


By becoming a shareholder, you are then entitled to vote at any general meeting and to vote for the board at the annual general meeting (AGM). You are also eligible to be nominated to become a board member yourself. All of this for a one-time fee of £1 for lifetime membership. Please ask in office for further information.
